Our Warranty

King Cuts Landscaping stands behind the work we build. This page is a plain-language overview of the warranties that apply to our projects. Coverage differs by what was built — a retaining wall, a poured concrete driveway, and a planting bed have different failure modes and different terms behind them, so they are listed separately below.
The specific coverage for your project is set out in your signed project agreement, which is the binding document if anything here ever conflicts with it. Warranties are honored only on accounts that have been paid in full per contract.
Hardscaping — 5 years
All hardscaping work — paver installations, retaining walls, stone installations, and the like — is backed by a five-year warranty on installation by King Cuts Landscaping. Hardscape materials such as retaining wall blocks, brick, and pavers are guaranteed to be installed properly and to be of good quality when installed. Concrete is covered separately below.
A product warranty is not offered on natural products such as timbers or natural stone — flagstone, boulders, travertine, and similar materials — because these are natural materials with inherent variation. The five-year labor warranty still applies to projects using natural stone or landscape timbers.
Because the quality of work by others is unknown to us, any additional work done by others in the vicinity of hardscape we installed voids the guarantee on the hardscape materials installed. There is no warranty on hardscape repairs where King Cuts Landscaping did not install the base foundation.
This warranty does not cover drainage issues, water discoloration or disfigurement, erosion or settlement caused by drainage issues, abuse, surface damage, vandalism, acts of God or nature, unauthorized vehicular or pedestrian traffic, or work done by others that affects our installation. It does not cover defects in material or equipment incorporated into the project, which are covered only by the manufacturer's or supplier's written warranties, if any. It does not apply in the event of misuse of the product, damage caused by an act of God, or circumstances beyond our control. No refunds are provided under the warranty.
The hardscape warranty is transferable by the homeowner, for the remainder of the unused warranty period, upon written notice of transfer delivered to King Cuts Landscaping.
Efflorescence and color variation
Efflorescence is a natural whitish, powder-like deposit that sometimes appears on concrete products such as pavers. It does not affect the structural integrity of paving stones or wall stones, and it washes and wears off over time. The use of concrete setting beds may increase the chance of it occurring. Because it is a natural occurrence, King Cuts Landscaping accepts no responsibility or liability for this condition. Our installed products are made from natural, environmentally friendly material, so variations in color may also occur.
De-icing on pavers
If de-icing is needed on pavers, we recommend using only sodium chloride (NaCl). Other de-icing chemicals increase the chance of damaging pavers. Do not use any de-icing product on new concrete — see the concrete section below.
Concrete installations — 1 year
For one year from the install date, your driveway or other exterior concrete will be free of major cracking, major scaling and spalling, and major popouts caused by defective materials or workmanship.
What those terms mean
- Other exterior concrete includes patios, sidewalks, and other exterior flatwork.
- Major cracking means cracks wider than ¼ inch that, in total length, are more than 30% of the length of all the joints in your driveway or other exterior concrete; or, in any panel, total more than 30% of the perimeter length of that panel.
- Major scaling and spalling means substantial surface disintegration at the surface covering more than 10% of the surface area of your driveway or other exterior concrete, or more than 25% of any single panel of it.
- Major popout means more than 50 conical breakouts per 100 square feet in the concrete surface, from fractured pieces of aggregate.
Caring for new concrete
- Do not drive on new concrete for at least 5 days.
- Do not allow water to drain beneath the slab, as this may cause settlement cracks.
- Do not use salt, ice melt, or other de-icing chemicals on concrete. This is especially harmful during the first winter. Where possible, hose street salt off your vehicle before parking on concrete. King Cuts Landscaping is not responsible for spalling or flaking that results from de-icing chemicals.
Concrete exclusions
This limited warranty does not apply to damage resulting from abuse of your exterior concrete; use for any purpose other than residential purposes; fire, flood, earthquake, defective subsurface, or other act of God; altering areas near the concrete so that drainage or water runoff undermines it; the growth of trees, including roots, or plants near it; scaling, spalling, or popouts that do not meet the definitions above; contact between the concrete and vehicles, foreign objects, animals, or persons other than the contractor during the 3-day period after installation; cracks other than major cracks; discoloration or stains; or settlement or shifting from installation or repair of utility trenches near the concrete, or at the point where it meets a garage or slab. Color uniformity may also vary within the same pour, or when concrete is repaired or replaced; this warranty does not guarantee uniformity in color.
Making a concrete claim
If you believe your driveway or other exterior concrete has major cracking, major scaling and spalling, or major popouts due to defective materials or workmanship, you must notify us in writing. Once we receive notification, the concrete will be inspected by us or our representative within 30 days to determine whether the condition has occurred due to defective materials or workmanship.
If it has, the affected area will either be repaired, or the damaged part of the concrete will be replaced, at no charge to the homeowner. King Cuts Landscaping has the right to choose between repair and replacement.
Plants — 3 months
Newly installed plants purchased or delivered by King Cuts Landscaping are warranted for three (3) months against disease, fungus, or improper installation, covering one (1) replacement, labor not included. Transplanted plants are not warranted.
Planted materials are not guaranteed against neglect, over-watering, under-watering, abuse, vandalism, acts of God or nature, vehicular or pedestrian traffic, or work done by others. Our care guides cover how to protect new plantings while they establish.
Sod and seed — not covered
Sod is not covered under warranty. Sod is guaranteed fresh upon arrival. It must be installed within 24 hours of purchase, watered within 1 hour of installation, and watered daily for a minimum of two weeks, then as needed for best results. A hose and water must be accessible for our team at installation. Hot summer sun will dry out and kill unrolled sod quickly without water — it's best to set up a sprinkler and begin watering as soon as possible after installation.
Seed is not guaranteed. The seeded area must be watered daily for at least two weeks, then as needed throughout the growth process. Ask us and we'll walk you through watering.
Drainage systems — not covered
Drainage work is not covered under warranty. Installing a drain system, or other work intended to alleviate drainage problems, is subject to inherent uncertainty due to unknown soil and water conditions. Mechanical devices installed as part of drainage work are not covered, as all mechanical devices used in drainage work eventually fail.
Drainage work is guaranteed to increase drainage from a specific area, but not to eliminate all potential water issues. Our guarantee covers that the drainage system is installed correctly for its intended purpose and that the materials are of sufficient quality.
Manufacturer & material warranties
The pavers, wall systems, and other products we install carry their own manufacturer warranties. Where a manufacturer offers a limited or lifetime product warranty, that coverage passes through to you, subject to the manufacturer's terms and any registration requirements.
